When Rajeev and Sanjana Batra cleared the home loan they had taken to purchase their 3-bedroom flat in Gurgaon, they did not sit back in relief to enjoy the extra income that would not be going towards the EMIs they were paying for the last five years.

Encouraged by the fact that they could close the loan in five years instead of ten, Sanjana was tempted to go in for a second investment, but this time, the couple were confused by the choices available. The realty supplements that came in every weekend with the newspaper were scanned thoroughly, the net surfed, brokers consulted, and the options that came up were plenty.

The property pallete was tempting, and well, affordable. The Batras were torn between a cottage in the hills of Uttaranchal, the beachhouse in Goa, or a villa in Vrindavan. They finally settled for an offbeat location in Kannur, Kerala, where modern day comforts met the tranquility of the sea.

Their beach front luxury apartment home or Resort is now also used as a vacation home by their friends and acquaintainces, and the Batras have not regretted their decision to invest here. In fact, the loan has been paid off faster than the first one, with the handsome rentals coming in from vacationers enjoying their 2 bedroom apartment.

Similarly, when Nilesh opted to pursue his career in the US, he was concerned about his parents putting up alone in the large bungalow in West Delhi. He wanted to ensure their safety and comfort in his absence, and his search led him to a duplex luxury cottage in Mathura, in a secure township which housed a library, meditation centre and had recreational facilities for its residents.

The trend for a weekend getaway or a second home is catching up fast. Property purchasers are looking at different ways of getting their investments pay back sooner. Cash-rich NRIs invest in Indian properties and earn high rentals on the same. In fact, the serviced apartments which are so much in vogue these days are gaining popularity with Indians abroad, as they offer tailor-made services for NRIs who are looking to return to India after their tenure abroad.

As the real estate boom sweeps across India, a host of choices are available to NRIs to invest in their preferred location metros, Tier II and Tier III cities, townships in the suburbs, tourist spots or pilgrim centres. Quality projects are being offered by established builders with value-added services to make coming home to India truly worthwhile.
