The Sahara group engaged in several rounds of conversations with high-end customers before they designed Sahara Grace in Gurgaon. Similarly, Gera Properties patronized niche customers on their dreamhomes when they designed the Skyvilla Project.

Growing at 25-30 per cent, luxury housing has already grabbed 10 % of the housing market in value terms. Prices of these apartments have reached dizzying heights. Skyvillas in Pune upwards of Rs. 6 crore, Mantri Developers offering at Rs. 10 crore, Omega Shelters in Hyderabad for 12 crore, Signature Island in Mumbai between Rs.10-15 crore, Ivy in Gurgaon between Rs. 8 to 10 crore. Nothing less than Rs.2-3 crore is labeled "premium" in the major metros anymore.

Striving to serve the ultimate in luxury, developers will be tested on their delivery only when these projects get completed, as most of these are still under construction. But till then, NRIs are content to dream of the exclusive lift, the private swimming pool, the jacuzzis and the massage chairs awaiting their return.
