Healthcare Sector: Emerging Real Estate Opportunity

Residential, commercial, retail, and integrated townships have for
long been the hot favourites of the Real Estate Sector. Real Estate
developers have been minting millions by investing in these sectors
but things can be a bit different in future. Several new opportunity
areas are set to open up and one of the most emerging Real Estate Opportunity
for the future can be the Healthcare Sector.
The healthcare sector is growing at an annual growth rate of 16 per
cent and is expected to touch a turnover of $ the 50.2 billion by 2011.
It is estimated that an investment of $77.9 billion will have to be
made in order to reach the optimal target of 1.85 beds per thousand
population. Of this investment, $69.7 billion is expected to come from
the private sector.
Medical tourism is expected to grow into a $1.5 billion industry by
2010. Over the last five years, the number of patients visiting India
for treatment has risen from 10,000 to about 1,50,000. India is now
set to come at par with established destinations as Singapore and Thailand.
The concept of ‘health cities’ has caught on in the country. Already,
the Apollo group has developed the Apollo Held City in Hyderabad, which
has a 300 bed much the specialty hospital and the total built-up area
of 2 lakh sq ft. Other corporates like Aditya Birla group, and Reliance
(ADAG) have shown interest in developing his cities. Several foreign
groups such as Harvard Medical International and Cleveland Clinic have
entered the country to joint ventures.
The model that has so far been open the in India is "own and operate".
To provide for larger integrated facilities, new models are now emerging,
which require cooperation between developers and healthcare providers.
